How We Invest
Target Markets
High-growth Sun Belt and secondary markets with favorable employment trends, population growth, and limited new retail supply. We focus on 18 core markets across 12 states.
Asset Focus
Grocery-anchored strip centers and neighborhood retail in the 50,000–250,000 SF range, anchored by strong national and regional tenants with stable occupancy profiles.
Hold Period
We target a 5–7 year hold with structured exit optionality. Our model is designed to create value throughout the hold — not simply underwrite to exit cap rate compression.
Return Profile
Core-plus and value-add strategies targeting unlevered yields of 6.5–9.0% with equity multiple targets of 1.6–2.2x through active management and strategic repositioning.
